“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Helena real estate sellers are no different!

In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Helena Montana are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Helena Montana.

How do you buy a For Sale By Owner without getting hurt? Use a Realtor! Once you request a FREE “Relocation to Helena Montana” relocation package (click on link above) a top Helena Real Estate agent will contact you and send you information on homes in Helena Montana. He or she will also be able to show you homes that are not listed and help you negotiate a great deal on any home, whether the home is traditionally listed or listed by an individual owner. Choose a real estate agent with experience to help you!
Many buyers start their Helena Montana home search randomly. They see a home listed on a Helena Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Helena Real Estate agent with a proven track record of not just sales, but of helping buyers. Helena Real Estate agents referred by New Quest have experience in helping buyers relocating to Helena buy a home for the right price!

The town was established on October 30, 1864, following the discovery of gold along Last Chance Creek by the "Four Georgians". Helena's main street is named Last Chance Gulch and follows the winding path of the original creek through the historic downtown district. The town was originally named "Crabtown", after John Crab, one of the "Four Georgians". As other miners arrived and the town expanded it was decided to change the name. After many suggestions, John Sommerville suggested the name of his home town, Saint Helena, Minnesota, but the pronunciation (Hel-E-na) did not suit the miners, who preferred HELL-en-a. Dropping "Saint" from the name as unnecessary, the new name Helena was adopted (defeating the name "Tomah" by only two votes). -- Source: Wikipedia.com
